Q:i need help on the following topic. i am about to recieve a property from one of my family member.

i have to pay some money but i can give half in cash and the rest i will have to get a mortgage (or a loan) for. my question is this

do i need a solicitor/ lawyer to make up the paperworks (if so how much? and can anybody recommend someone by PM)

    Q:My solicitor emailed me today and told me that because my vendors don't have building regulation consent for the removing of a wall (between the living room and dining room, which was there before they moved in) they will be providing an indemnity policy. What is this and what is it for? Is it insurance?

  • Timber Frame / Brick and Block?

    Q:Hi

    Am looking at a new developmen of apartments. It is a shared development. One builder uses the timber frame method and one uses brick and block. Can anyone enlighten me as to the advantages and disadvantages of either construction method. I could afford either, but would be stretching myself a bit more for the brick and block constructed flats.

    Q:Hi,

    I've had an offer accepted on a house and I'm lokoing to start the local search as soon as possible to save time.

    However, my solicitor says he cannot start this search without the draft contract (the vendor hasn't got a solicitor yet!!) – is this right?

    Any tips on speeding up the house buying process?

  • Offer accepted, but conditions changed

    Q:We have had an offer accepted on a house where the owners were "prepared to move out" according to the EA. Since acceptance, the EA now states the vendor has changed their mind about moving out and are currently looking for another property. As we're chain-free cash buyers, we're pretty upset about the prospect of getting involved in lengthy chains, which seems the likely outcome.
    Do we have any options?

  • Lease problems – land lord can do this?

    Q:I help run a small village cricket club which leases its ground from the local council. I recieved a letter from them today, addressed to the trustee's of the club, requesting £3458 in rent they forgot to charge for over the past 6 years!

    Letter reads,

    ""I have looked into the lease and it provides for rent of £4100 subject to annual review in line with the retail price index. I have however noted that there has been an oversight and revised rents have not

  • EA fees – where am I?

    Q:Looking for some advice ….

    I received a contract from my EA that had a fee and contract time that were both different to what I had verbally agreed.

    I sent the contract back to them, ammended to take into account the mistakes, but it appears that they are not in reciept of the paperwork. Further more, they appear not have details regarding my identity (passport / birth certificate etc) (Good thing that it was copies that i sent to them.)

    Q:Mr Soo and I have a rental property that was let out last summer, after just a few months the tenant stopped paying rent and all the default and other notices were served on him. Last week the tenant did a moonlight flit so our letting agents arranged to have all the locks changed and we are going down later today to confirm the property is in good order ready to be let out again.

    Q:the freeholder appointed a new management company and out of the blue we get a letter for £700 in service charges. There's nothing to repair as the place is in good nick. I reckon the new management company are pulling a fast one and I'll tell them to get lost.
