sound insulation in flats conversion

Q:I've seen a nice flat on the ground floor of a Georgian conversion – well the shell is Georgian but developers redid the building about 10 years ago – it was a ruin so the floors and ceilings are under 10yrs old. The builders did not soundproof the floors or ceilings so it's quite noisy.

Is it true that when doing up conversion flats building regs require the builders to put in suspended flooring or some other soundproofing and if they haven't, have you got any remedy wi

  • Buyers Havent Got enough money

Q:help please anyone! Was expecting to exchange yesterday and got phonecall from EA saying buyers need £3500 before they can exchange to pay for some bills. They thought this had been included within their mortgage amount but its possible the mortgage broker messed up. However he says not. Its been suggested they borrow from relations/friends etc but they say its not possible. I dont want to lose the place I'm buying. Should I get EA to see if others in the chain can help out, fork out

  • Uk Buy-to-let market pushed Critical List

Q:Seasoned landlords are offloading their exposure to risky portfolios just as new buy-to-let beginners are jumping into the market in droves. Some say it?s like watching ?Lambs to the slaughter? ? never has such a phrase summed up the abject state of the ?buy to let market? so succinctly.

  • “reasonable Damage”

Q:Hi there. I'm due to move out of a flat at the end of this month after renting for a year. When i moved in, the flat had just been refurbished; in particular, new laminate flooring had been laid.

It turns out that the landlord was not allowed to have this type of flooring in the block of flats as the floors in all flats must be carpeted (i believe for sound reasons).

This means the landlord is looking for any possible excuse to charge me for ripping up the flooring to

Q:At last we have exchanged contracts on the sale we did ourselves. I put a note in a downstairs window saying House for Sale, Apply Within, and had lots of enquiries. The chain went a bit pear-shaped a month ago, but someone new came in and our buyers have kept us informed.

Today I got the phonecall I've been waiting for from my solicitor and I have 2 weeks left to pack everything. I've done 90 boxes already, but there's still a fair way to go

  • Tax on real estate when the net rental income is zero?

Q:I posted this in the cutting tax forum but it didn't get any response:

My girlfriend is going to move in with me and wants to rent her flat rather than sell it.

I have an offset mortgage so wondered if we could use that to save her paying tax on the rental income.

Her flat is worth ~200k, and she curently has an interest only mortgage on it of ~60k. She knows that she could easily get a rental income of £850 per month.

The plan is that she remort

  • Service charges what do they cover?

Q:I am near to exchange on a leasehold flat and have a query about the maintainence company. My survey highlighed the point 'that an improved standard of cleaning would be beneficial' in the communal areas. I simply thought he saw the property on a bad day, however when I phoned the maintainence company and asked how often they cleaned, they said they dont clean but do carry out repairs and collect refuse.

I am bit confused as I thought the council were responsible for the r
