Ftbss — How long does the process take?

Q:Since our sale fell through a few weeks ago we have been waiting for another buyer.
We now have a FTB and are just wondering how long it will take for him to get everything ready?
We are ready to exchange any time as everything was ready before.
Any help please would be appreciated.

  • How long does a full structural investigation?

Q:I hope you can help – I'm new to all of this!
My boyfriend has asked his colleagues to recommend a surveyor for us to use on the house we are buying.

We want a full structural survey doing because it is a Victorian Terrace. One of his colleagues recommended a surveyor who does a full structural for £350 and has forwarded me the report he did when he bought his house in Feb.

I was quite surprised to see that it was badly written and only 7 pages long. I have read

  • House empty for 6 months – the government snatch?

Q:Spoke to my Mum last night, she was in a right tizzy about a new piece of legislation which states that if a house is empty for 6 months then the ownership transfers to the local council. (as if she isn't already in a tizz about Inehritance Tax!)

My Mum reads the Daily Mail and the Express so I am sure she only has half the facts – and the facts she is in possession of probably includes fictions about asylum seekers, immigrants and princess diana's impact on the property pr

  • Lender valuation and the price offered

Q:I just received lender valuation report and the valuation for mortgage purposes is the same as my offered price to the vendor. Is that normally the case? What do you suggest to re-negotiate?

  • New home sales arrangements in 2007?

Q:Has anyone heard of sweeping changes affecting the sale of residential properties which come into force from August 2007. Specifically, in order to sell your property you MUST have certificates verifying that certain items such as heating systems, windows and even the roof is IN good efficient working order.

The word is that for the millions of properties that don't have such certificates, they will have to be inspected by a government body who will either grant or refuse them.

  • Management Company Woes

Q:Please bear with me, this is a stressy and probably long post!

I live in a house which is divided into 5 flats, one of which I own and another is owned by the chap who "runs" (I use the term loosely) the management company for the whole house. At the start of this year we (I co-habit with my partner) asked when the communal entrance hall would be redecorated, recarpeted etc. as it's very scruffy. We recieved a very positive response which made us think things would get

  • Total newbie questions

    Q:Hi

I've just recently decided I'd like to get on the property ladder – and I've no idea how to do it.

It's just the basic first steps, I don't know where to begin. So first things first, say I see a propery I like advertised on a website/newspaper, who should be the very first person I speak to?
