Q:hi, my mum want to private rent a little flat, she has enough money for the deposit and rent etc, the only thing is due to my dad committing fraud against her – which is going through the courts, her credit rating is zero, do all landlords credit check? she is on IB at the moment waiting for an op on her hands so would get HB, but she has enought to pay the rent in full until this would be awarded. My sis could act as a guarantour(sp?) if needed. Does she have any chance of being able to rent?

My friends EA claims its both,so she is making all these appts for people,but they are not turning up.
She is worried if she terminates with this EA and goes to another that she will need to pay fees if any of these people turn up through her new agent?

Q:I've seen some nice new apartment developments which I'm interested in buying an apartment in. As a first time buyer my budgets really stretched. Do you know if the advertised price is negotiable here as it generally is when purchasing an old house? The advert says things like 50% reserved already so either it's popular and they're going to sell them all at full price long before it's built or it's just a marketing ploy. Any advice?
