Dare I say? . damn stud wall partitions

Q:Just an update really and a chance to thank everyone for their help.
After my long, stressful and banging head against the wall issue with the removal of two non load bearing studded partition walls I can finally see light at the end of the tunnel. It started with a flippant comment on my buyers survey that caused no end of trouble.
Well….. fingers crossed its sorted :j :j :j
Had to get the building regs man out again to answer if these walls were a firebreak. Stupid I kno

  • Exchange of contracts – 10% deposit?

    Q:Checking the solicitor's papers which arrived today it states that on exchange of contracts we will be required to pay a deposit, usually 10% of purchase price……

    Where does this money come from if we've applied for 100% mortgage? :confused:

  • Buying an apartment with no parking

    Q:Am buying a shared ownership flat (50 % – full price 175 000) but there is no allocated parking. Is this flat going to be really hard to sell/let in the future?

    It's only the SO flats that have no parking, hence they are £30 000 cheaper. Surely the parking space alone isn't worth £30 000 so maybe they are subsidised a little. The flats in the centre of a medium sized town (Altrincham) with great public transport links, tram takes 25 minutes into Manchester city centre.

  • Exchange – witness signatures

    Q:Just wondering if anyone could answer a quick query. We are supposed to exchange tomorrow and need to get our signatures on the mortgage deed and transfer deed witnessed. Can the solicitor do this, or does the witness need to be someone else (apparently it can't be a relative)? Thanks for your help.

    Q:Hi all I'm going to look at a new build today, i was wondering what differences there are to buying through an estate agent. Time frames, how I make an offer, searches and soilictores fees etc. An insight into ll aspects of this tyoe of house buying process would be very helpful.

    Q:Been waiting for 2 months for Vendors Solicitor to answer outstanding enquires from our Solicitor re the conversion to the property we're buying.

    Anyway Vendors EA calls me this morning to say Vendor went to her Solicitor yesterday then went home opened a box and went oh this paperwork might help to answer them!!!!

    NOW WHY DIDN'T SEE DO THIS WEEKS AGO………………..

    Dare we even hope this might be a dim light at the end of the tunnel!!!

  • Buyer has no deposit

    Q:I posted before about exchanging & completing on same day (today!!!!)

    We its not going to happen, we sold our house subject to contact in the middle of August, found a house to buy but it fell through after survey pointed out property had subsidence damage, found another house offer accepted mid September.

    Was told mid October our buyers where ready to go, pushed our venders for a completion as soon as possible everyone agreed 10th Novemeber.

  • Contracts Signed Solicitors but will not change!

    Q:We only have three in our chain, I'm in the middle and everyone has signed contracts, the last was ours signed 4 days ago.

    Every time I ring my solicitor she has told me that they have tried to contact the solicitor at the start of the chain but he is not available. However, the solicitor and the start of the chain has said that he cannot contact our solicitor as she is not available!

    Q:Hi there,

    I'm after a bit of advice on a problem we have with the builder of our home. Basically, we bought our home new, off plan from Bryant Homes five years ago. For the record, Bryant are now owned by Taylor Woodrow.

    We've since decided that we want to convert one of our double garages to become an extension to our kitchen. In order to do this, we need to knock down a wall – which will involve installing a lintel / steel across the new span.
