[planning permission] [capital gains]

Q:Have just obtained planning permission to convert a large barn on my property and unsure whether it would be better to sell it for someone else to renovate or renovate it myself then sell – I have heard that if I renovate it to sell I would be liable for Capital Gains as it would be classed as a 2nd residence. Anyone got any advice – property is in Scotland. Thanks

  • [shorthold tenancy agreement] [letting agency]

    Q:Hi all,

My mum and I currently rent a 3 bed house through a letting agency. We have an Assured Shorthold Tenancy agreement which is due to expire on 29th Sept 2007 (we already have a notice requiring possession/section 21) which were given with the agreement). On this date we would've been in the property for 18 months.

We have indicated to our letting agents we will probably be moving at the end of the agreement as the house isn't in a very nice area and the peop

  • [maisonette] [last friday]

    Q:Hi guys

The property we're in is our first purchase so we're new to this selling game.

What exactly should we expect from our Estate Agent?

Our property has been on the market for 3.5 weeks now. Up until last Friday we had not heard a peep out of them so I decided to call them and find out.

Originally when they came to value our maisonette they valued it between £129,950 and £134,950. A couple of days later when they came to do the measur

  • [contract advice] [lease contract]

    Q:Hi All

My lease expired a few days ago and my estate agent has contacted me by phone to tell me that say that they are going to be raising the rent in my new lease and that I should give them a cheque this month for the addtional amount.

In my lease there is a paragraph that reads as so:

"If the Landlord and the Tenant shall at the termination of this tenancy be desirous of entering into a new Tenancy Agreement in respect of the premises, then the Tenant s

  • [first time buyer] [skirting boards]

    Q:Hi,

I'm after some recommendation for a decent builder/plumber in the Manchester area at reasonable rates.

I'm after having a new boiler/ch/bathroom and also some building work (skimming/artexing/coving/skirting boards/doors etc).

Any recommendations welcome (Please bear in mind I'm a first time buyer and dont really have alot of money to pay high rates). The property is empty and unoccupied, hence getting under the floorboards and making a mess sh

  • [exchange contracts] [day exchange]

    Q:Hi,

We have just paid a reservation fee of £500 to Miller Homes where there is a 28 day deadline to exchange contracts.

Our solicitor seems to think that this 28 days starts when he recieves the required documentation from Miller Homes to start the process, while Miller Homes (sales adviser) says the 28 days starts from when we signed the contract and keeps stressing the importance of this date.

The 28 days runs out on the 2 July and we arranged our Mortgage th

  • [living daylights] [btl]

Q: My old BTL-numpty landlord has taken part of our deposit.

I'm in the position to write my 'letter before action'. Preferably I'd like it to scare the living daylights out of them as my LL is under the impression that I know a lot about these sorts of things. I'm pretty ignorant actually but really don't want to disappoint her.

Would it be possible for those of you who have done it before or are more aware of the rights and wrongs, be able to hel
