The company than the tenants and pay that amount, regardless of whether a tenant in your home or not. They make their money from the difference they manage to lease and the amount they pay you.

A:Your lender will say no, I bet. The rent needs to cover about 130% of the mortgage and as you haven't even completed, they'll require you to take out a different product.
I doubt very much that you'd have to seek permission from the freeholder though.
