  • How fast can sell if the process offered cash [applying for a mortgage] [surveyor]

    Q:Hi,

We have been offered a cash offer for our house, how much quicker will this be as opposed to some who is selling their house/applying for a mortgage?

Would they still have a surveyor come out and do all checks or does that only apply when with a mortgage?

Also, they have said we need to take the house off the market asap and cancel all viewings, what should we do in this instance? Shall we ask for a deposit?

It has only been a week so I reall

  • Prepare a risk for flooding [risk areas] [regional areas]

Q:With all of the pictures in the news of the flooding, I wondered if their was a way of checking a a property area to see if it was at risk of being flooded and whether there is a way to check if it had been flooded in the recent years? Some sort of website that you can check for free perhaps? With preference of post code searches rather than entire regional areas.

  • Converting a property from commercial to residential [class a1] [planning permission]

Q:I have put an offer in on a property, which can currently only be u as a shop or office (class A1 & A2 use). However, I would like to get planning permission to turn the property into a house.

What do I need to do to be able to do this?

Is this kind of planning permission easy to gain? Considering a few other properties in the same row have already been converted from shops to homes.

If my offer for the property is accepted in it's current state wil

  • Buying second property – would you recommend [scotland] [mortgage]

Q:I am thinking of buying a second property, but still unsure if this is a sensible idea. I was wondering if I could get advice if possible.

I have a 2 bed villa, which I bought in 2004 for £55,000 and is now worth about £95,000. Mortgage of £48,000 with approx 45,000 equity.

I am thinking of releasing 20,000 equity to use as a deposit for a 2 bed buy to let property. Is this a sensible idea.

I am in Scotland, where there parts of the market is still strong.

  • Then to my house for sale? [final home]

Q:I am looking to buy my next (and probably final) home. My current home is ideal FTB material so will probably go quickly if the price is right.

My question is should I put it up for sale now or wait until I have an offer accepted on my future purchase? I am looking for a specific area to buy in and the properties there do not come up for sale very often, hence i am loathe to keep any potential buyer waiting whilst I find somewhere….

    Q:Hi

Has anyone out there got any Tenancy Deposit stories with Countrywide Residential Lettings in Croydon. A local paper says they may be able to do an article if there are enough real life stories to illustrate the tenant's deposit nightmare!

  • No inventory / return of the deposit? [personal possessions] [landlord]

    Q:Hi

I am about to serve notice to give up the flat I've been renting. When I moved in the flat (which had admittedly been advertised as furnished), there was a *lot* of the landlord's possessions in the flat – 20 or so assorted mugs, other kitchen items, lots of little things really in addition to the main furniture. This also extended to personal possessions like his old university notes and box files.

When i moved in, (the flat is managed by an estate agent), no
