Acquisition – Loft conversion – allowed? [loft conversion] [dormers]

Q: I am new to England and the systems are therefore the question.

I are looking for a property to buy and found a nice 1 bedroom apartment in budget.

The my apartment has a loft, which is not used for the moment and the size of the apartment. What should I do? Can I put it in a staircase and a room and install windows and dormer windows (?)? Or am I not allowed to make any changes at all?

A:There are a number of building regulations pertaining to fire safety, habitability, insulation and construction that you need to investigate for loft conversions.

However, before you start, you need to know whether the loft space is included in the demised part of the premises under the lease – in many buildings this forms part of the 'communal parts' of the building just the same as the roof, the foundations and external walls. It doesn't necessarily follow that just because theonly access is via the flat, that the loft 'belongs' to the flat.

If so, you cannot convert it without first purchasing the space from the freeholders of the building and adding this to the leasehold …
