Buy this! (Whats my position?) [thanks in advance]

Q:Can anyone help me on this? I have just accepted an offer on my house and the house I was after has "sale agreed" in the paper i,m new too this so where do i go from here ? Do i still go for this house or am I too late :confused:

A:Sale agreed will mean that somebody else has had an offer accepted.

So you could still approach the estate agent and see if the sellers will ditch their existing buyer in favour of your offer.

However, the buyer has probably already parted with money for legals/survey etc, so imagine how you'd feel if you'd done that and you were gazumped!

The seller might not want to muck their buyer about and they might just keep your name to hand in case their buyer cannot raise a mortgage or for some other reason they pull out.

If you are putting an offer in to the estate agent, you might like to find out the entire length of your chain (are your buyers ftb, waiting for a buyer for their house, cash) as this is likely to be important to the seller in how keen they are for you to buy it instead of their current buyer.

e.g. if the current buyer is cash – and your buyer still has to sell their house, then you're not going to be considered a good bet as your chain isn't complete yet.
