Estimates on Exchange and end dates [home buyers survey] [completion dates]

Q:We are FTBs who are currently renting and have a 2 months break clause in our tenancy which must be given on a rental due date (the 11th of the month). Our sale is not subject to any chain and so far we have had our offer accepted, & valuation carried out and have received our mortgage offer (all in the space of 2 weeks ).

I know that this is like trying to guess the lottery but thought there may be some thoughts on the approx times likely for it to take to exchange/complete from this point onwards (we are considering if we should give our 2 months notice in 2.5 weeks time on the 11th of Sept).

Any thoughts/comments would be greatly appreciated


A:Thanks – we will be taking the cautious path – so far three weeks have passed and no peep from their solicitors :rolleyes: so we keep on ringing and waiting.

A:I was in the same situation. I gave in my 2 month notice when i thought everything should be done soon… 4 months later… im packing up got to move out and no new place to move into. Id wait as long as you possibly can. think if you overlap you can decorate etc with out furniture etc about.
hope you timings work better than mine.

A:It all depends how quickly/slowly the person you are buying from and their solicitors act. We returned every legal document by return or next day (sometimes working into the night to do so), but our vendor took weeks to do anything, so our buyers in a rented house had to keep extending tenancy another month. From offer to completion took 20 agonising weeks.

A:I'd err on the side of caution and leave it a month.
Better to be paying for both places than have none.
And at the last minute you could even speak to the landlord and let him know you don't need the property so if he wants to move a tenant in straight away then you'd be pleased to allow this in return for a pro-rata return of your rent paid.
