Getting now – still worried dont seem to know what happenign and when?

Q: Hi

Vendor and we agreed to this Thursday and next week.

After continually hunting in the past few weeks, after so many weeks of not complete! – (Maybe Im too nice by asking for an update!) I called them again today to see if everything was OK for the exchange on Thursday to hear: “I cannot see why not .” – Well I want to know yes or no, so I have to ask them again to be put on hold more than and then told they just need to search to check. I was as good at keeping one minutes, youve been looking for weeks – why wait until now to “check” them – what does that mean? To put off! Did not want to tell situation around – why can not I know? Is it a secret?

So try again to make it a bit more urgent, I stated that I obviously need considerable resources to bear exchange, and would like to know how everything sorted and I need to transfer – well told us to just transfer your money to pay so soon as possible. End conversation.

I came off the phone and again I have no idea when it will happen this week or not. Should I get my deposit or should I wait for the written confirmation of this? Maybe I should ring the EA – as they are the ones who seem to have been more useful now – what does anyone else think?

Am I too nice on the phone to the lawyers – I need more ascertive to actually get answers, even if I pay for the service?


A:Thats the things there is no chain for us – just us and the vendor (and they have already moved out) – So it makes you wonder what the hold up is?! We had all of our stuff sorted 7 weeks ago – money for searches went out before then….. so why are they just going to check the searches now?!

Yep, think I will ring EA tomorrow then – hopefully they will advise whether or not I should transfer the funds over yet or not.

A:Solicitors are very non-committal in their words. Therefore 'I can't see why not' is actually quite positive, they do not want to say yes as you just never quite know what the other side are up to. If they said 'there are still outstanding…blahblah' then I would worry.

I would give the solicitors and the EA a call again tomorrow and ask them if they could confirm your vendor is ready for Thursday (EA) and that they have everything in place (solicitors). If they give a vague affirmative without any 'I need to…etc' then it is difficult but give them to Thursday. It may just happen and thats it. I know it is stressful but I wouldn't get too shirty unless Friday comes and there is no reason why exchange didn't happen.


A:I would call the EA for more info if I were you.

I was in a similar situation myself, solicitor kept saying every day that we'll exchange, but nothing happened and he didn't seem to know why, just kept saying "should happen tomorrow". The EA was a lot more helpful, as they knew exactly what was going on with each buyer in the chain. In our case turned out that there were some big problems at the top of the chain, but exchanged contracts last Thursday after a long wait.

Hope you exchange soon, I know how frustrating waiting and not knowing what's going on is!

We had our offer accepted early Sept and all went SO well for SO long then all seemed to practically stop!!
Hope all goes well with you .. we are frantic here and wanting to go on our planned holiday and know we cannot!! Agh .. what fun this moving lark is!! Keep us posted … !! :j
