Q: Hi
Just received a letter from our LA (who manage our apartment for LL) inform us that they will inspect our flat on Friday. We will not at the moment, but they have told us thats no problem. We plan to place a good clean tomorrow and Thursday and all the furniture etc is in good nick (a few glasses and some cheap cutlery has been broken, but I assume they will not have to worry about that til the inventory is done the end of the lease). We have no pets or anything prohibited by the contract even though we have a computer desk where the lease says we can not do all the furniture without asking . (obv we chose to ignore it!).
Is something else will they find? Its not a private tenant in a property managed for so just wondering. Thanks in advance.
I don't have a problem with them being in the flat when we aren't there, this has happened twice before when things have been repaired (very promptly i might add!) and everything has been fine.
The computer desk is worse than IKEA style and will def be removed (to the tip, I hope) when we move out!
Hm I hadn't thought about cleaning the oven. i don't think its too bad, so might do if I have time, and the freezer is frostless so no need to defrost.
Thanks for your reassurances. I think we are good tenants, we have a lovely LL although he is in portugal and our LA so far have been faultless (I know, you can pick yourselves up off the floor now), so hopefully no issues.
PS – yes LA is letting agent not local authority, sorry for confusion
Landlords/Letting Agents are mainly interested in money & property hasn't been destroyed. Any "damage" noted is used as excuse to keep deposit.

I would not let anyone in without me or flatmate being there – 24hr, 72hr, or 2 weeks notice or not!
But don't get me wrong, we are very accommodating.
Anyway I would not worry too much about this inspection (you did not trash the place…)
Do you plan to remove the desk? (IKEA style or Plain mahogany?)
I think you might hqave misinterpreted slightly, I asumed LA was Letting Agent who manage the place for LL (landlord).
Also not letting them in now means when you want a repair done the landlord can decide to be a pain by making you take time of work to be there or not doing the repair at all. Remember most workman work Monday-Friday and stuff like a broken shower is an annoyance not an emergency.
Maybe you have fewer rights if you're a LA tenant.
It depends on the contract. Some contracts have 24 hours notice while others have 72 hours notice.
