Q: our house sold about 4 weeks back, (well accepted a decent offer on it) for the first time buyers, we offered on a house that we eventually lost due to a higher bidder approximately one weeks after accepting the offer to our. We search far and wide for a suitable home, but still no luck, I am more concerned that our FTB had done no research, and fears that even though I am chasing our broker on when this will happen he cannot find out.
my largest concern is that we finally found a home and FTBs draw (well she can keep an eye on the market yet) my estate said to have been enthusiastic about our concerns, but that normally you would wait until the people who you buy from your survey have done.
i appreciate that they thought we could pull them out of pocket so, but just wanted to know if thats the norm?

oh and anyone tired of the lack of homes on the market, I am looking at the 300-400k bracket, and there is no way around this new homes on the EAs all say there will be a big rush for a HIPS role to play . .
If this is the case, they should have told your ea, who should have told you.
Unless you're happy to go into rented if you can't find somewhere? Maybe they need to know that their purchase of your property is not dependant on finding somewhere else?
If it is dependant on you finding somewhere else, I can't blame them for saving their cash until you've found somewhere…
Also remember, the new house you find, the owners there could be looking for someone else, and so on and so forth. I think it's fairly reasonable practice to not arrange valuation/surveys until the chain is complete…..
when i rang the EA first time round he said his brother in law was a mortgage broker and was sorting it out for them, but he was concerned about a planning application nearby, i told him the application was turned down and i have the letter form the council to prove this, they replied they were satisfied with a copy of this, and its so hard to get hold of the EA, we only went with them because they were selling the house we were going for and i thought they would help us get that one.
I will ring the EA tomorrow and ask them to put it straight back on the market, i may actually give them the two weeks required notice and market it with someone else.
we wanted to stay in Rayleigh, essex because my eldest daughter starts school in september and i wanted her to keep the same group of friends plus my wife has loads of friends this way.
so far we have been as far as maidstone, kent, colchester, south woodham ferrers, wickford, rayleigh, hockley, harold hill and still no real beauties that I think thats so much better than what we have. starting to get fed up with it all really, well we both are, in two minds whether to stay in our three bed, and either pay a bit off our mortgage and see how it goes in five years time, just means that my daughters will have to share a bedroom, no real hardship though.
You need to find out why it is taking so long. Surveys are normally instructed very quickly though one house I sold, the mortgage company were inundated due to offering a fabulous rate and that took four weeks to happen but I was kept informed.
Worst case scenario is that they aren't actually pressing ahead with this at all; people do occassionally disappear, especially FTBs.
Don't stand for being fobbed off by your agent.
I think people might bring putting their house on the market slightly forward but if they do, then it's bound to be followed by a slow period!
Keep looking, extend your search area slightly and view things you have previously discounted! I've bought a couple of houses that didn't look good on paper but ended up having bags of promise!
