Rent increase in a HMO [extre] [rents]

Q: What would a reasonable time to give notice rent increase? And what would a reasonable%? : Confused:

It in an HMO, the rent by 10% last year. Tenant is renting for more than 2 years with no increase, and was given a discount of 5% at the beginning of tenancy.

The tenant has some big problems, but nothing has caused, but Id prefer if the tenant leaves, as I find a new tenant in one days or so, as I have, as well? s location is in extremely high demand thanks area.
