Q:We rent out a one bedroom flat of a house which the upstairs is also rented out

They have the back part of the garden (unkept and overgrown) and there is an alley to get to their part which they keep dumping trolleys and rubbish down but deny this to us even though our tennent knows its them

Also their into our outside wall and is causing damp she has been made aware of this and keeps promising to fix it but it never happens this has been going on for years

The landlady will not give us her name or number and this leaves us at a standstill ,wher can we go from here?

A:I have spoken to the anti social behaviour department at the council who will hopefully do something , also spoke to police all they will do is warn them when they have dumped stuff , going to contact the CAB now, the rubbish is mainly tesco trolleys down the side alley , wood materials over the back of our garage and kentucky boxes thrown on the drive going to have a look at it this week might see a rat !!!

A:Well, really it is the landlady's responsibility if her tenants are being a nuisance, but as she is refusing to take action, then the f/holder can put pressure on her under the terms of her lease (just like you, she's a leaseholder, and the terms of her lease are probably similar to yours)

However, I think this is all a bit long winded, Annie. They are behaving abominably and you have done all the correct things: asked them nicely, asked their landlord to intervene, all to no avail. A visit to the local Police station for some informal advice would be my next step. Chances are, the Police will know about these characters already. Yes, Environmental Health as well. And maybe the Citizens Advice Bureau ? I know you live a long way away, so why not make an appt with them, and then visit the Police Station on the same day ? You can approach E Health by phone or email.

Meanwhile, approach the freeholder, but that's more of a long game, although a letter from them might put a rocket under the dismal landlady's a*se! good luck

A:Re: the leak ~ If the landlady is not fixing this she is not keeping to her end of your contract. Stop (or threaten to stop) the rent payment until it is fixed. My brother rented a flat let out thru an agent. His lights never worked and they kept promising to fix it and never turned up etc, he threatened to stop the rent payment and surprise surprise they come round the next day and fixed it.
