Rentals – terrible credit record [rents] [credit check]

Q:Hi – I have to move out of my house by the end of September. I have an appalling credit history but have been lucky enough to have been renting off a friend for the last 4 years – however, she now wants to sell the house. I am going to try to find another private rent rather than going through an agency – but private are hard to come by & there is no guarantee that they won't do a .

I have a plan & wondered whether this would work…..a member of my family may (haven't asked them yet) be willing to help me out & I wondered if they could rent the property for me? I could set up a DD or standing order so the money came out of my account but it would be rented in their name. I suppose this would be sub-letting & I wondered if i) an agency would be willing to do this or ii) if we could do it without the agency knowing?

I'd be interested to hear from people who have managed to rent with bad credit records.

A:Some agencies will advise their restrictions for example the last one I used wouldn't even look at you if you had a CCJ, however if you can go with a private landlord do so – agencies charge ridiculous fees to do these searches.

A:We have a terrible credit rating & got our last 2 rented houses by using my Dad as our guarantor. Had no problems at all apart from having to inititally convince them that just because he was retired didn't mean he wasn't capable of paying! Both times the agent did a check on him as well as us & it went through ok as it is well within his means to pay for us.

A:Thanks – we have a classified ads section on our website – perhaps they will take a Wanted advert. Thanks for the tip. I have pets too – just to make things even more difficult!

A:It's worth a try. The house we're now renting had been up for sale for almost a year then our landlord saw my ad and realised that even if he took it off the market and rented it out, it wasn't standing empty and was bringing him in some extra money each month (he'd already paid off the mortgage on it). We'd had problems with our previous landlord so there was no chance of a reference and we have 2 dogs – nobody wants you if you have pets, so we didn't even bother going through an agency. You never know…fingers crossed.

A:I must admit I have never thought of doing that – good idea though -thanks.

A:You could also try advertising privately. We got our property through advertising at work.

A:Yes that's one thing I don't have to worry about. I should also be fine with my work reference & bank reference – I have a Card Cash account with Barclays & you can't do anything wrong with that!! Thanks – I will ring round and see what they say.

A:Sometimes an agency will ask for six months rent in advance if you have a poor credit history. I'm not sure if they will accept a guarantor instead. Perhaps you could ring a couple of agencies and ask their procedures (without giving your name & details).

If you can get an excellent reference from the friend you have been renting from, this should also help you.


A:Yes I could do that but I'm not sure that would be enough. Is an agency likely to accept me on this basis?

A:Can't you ask the family member to act as guarantor for your rent instead?
