buy on credit checked?

Q:Hi guys , I am looking at helping a mate out of a tight spot , it would be ideal if he could release some capital in his house. A buy to let mortgage could do that but he is worried he wouldnt get one due to his bad credit. As I understand most buy to lets dont take into account only the rental income against the mortgage payments. Can anyone shed some light on this.

    Q:My brother has recently come out of work for various reasons.

    He is interested in buying to let. He has a very good credit history and can have a deposit of around £15k to £20k.

    Does he have to be in work to get the buy to let mortgage? Will the payments from tennents be accepted to repay loan? Or does he have to have a provable income?

    He would prefer to know a little about it so he doesnt make a fool of himself :confused:

    Q:Please could you give me advice on buying a holiday home in Isle of Skye. The house price is £170,000.00 and we will put down £70,000.00. It is a popular area and monthly rent is between £200 low season and £400.00 to £450.00 high season Got that wrong about the rent. Yes it is per week. Not to sure were to start with advice?

    I've just started to work and earn a pretty low salary, £15,600/pa tax included. I hope to find a new job around 18,000/20,000pa within the next 6months. If my salary remains the same, I should save around £10,000 until summer 2008. So hopefully, I should be able to save a bit more. Moreover, I've got an extra £7,000 available by the end of 2008.

    Q:I'm liking the idea of buying a flat to let. I don't really know the difference between a buy-to-let mortgage and a repayment mortgage though. Also, for a morgage of around £45k over 15 years, what would that (around about) work out at a month with protection?

    I have spoken to two seperate mortgage advisors in the processes of purchasing my first buy to let property and they have both given me conflicting information, would anyone be able to advise.

    I am told that the rental income needs to cover 125% of the mortgage, which both advisors have informed me, but the differing information is the Interest Only or repayment side of things.
