Q:Our neighbour whose husband has recently died wishes to sell her house to move somewhere smaller.weve just learnt she signed up with a local estate agent who gave her the top estimate way above what we think the house will sell for.in fact she had 3 quotes ranging from 320k to their estimate of 595k.She also signed their standard contract of 20 weeks and 1.95% as she was not aware she could bargain. The contract for some reason has been dated the 11 sept although she signed it yesterday. Is thei

  • Harassed by a broker! Would you complain!

Q:Just wondered if anyone can tell me how to complain about an estate agent who we have not signed up with.

Back in July following a call to his offices they pushed me into letting him come around to suggest what we should do prior to marketing the house and also give us a valuation – this was as normal free of charge. Everything was fine during his visit and at the end he suggested that we might like to use an IFA that was based in his office but whom he literally rented space to an

  • how rental contract with lawyer

Q:we are currently renting out our old flat to a wonderful tenant for the last 15 months. We used an estate agency to find the tenant and agreed a fee of 8.5% of the rent as commission. while they found me a good tenant, i am increasingly annoyed by their behaviour and constant schemes to get more money out of me.

i am paying them the equivalent of nearly 1000 pounds a year for a one-off service. after they found the tenant, i had to pay a fee for creating a rental agreement. they the

  • Sell without agent

Q:Just a tip to save a few quid.
Moving house so bought a forsale board from Ebay with my mobile details and an email address £21. Fixed up the sign Wednesday this week. Received a verbal offer today, which should be confirmed tomorrow. If it all goes ahead will have saved over £2k in estate agents fees. I had also priced out ads for newspapers. If I had run these they would have cost me a further £200 for 3 adverts in differing papers with photo in colour.
What exactly do agents do fo

  • Dispensing of estate agent

    Q:Hi,

I'm look to dispense with my current estate agent. I have not yet signed a contract with the agent (he decided to start work precontract) and he began trying to sell my house a fortnight ago. To date he has listed my 4-bed semi-detatched property in the local paper as a 1-bed semi detached property (twice) and has also left windows and the front door (!) unlocked and wide open after viewings which thankfully didn't result in my property being burgled.

    Would

  • Agents ripping us off?

    Q:Hi all,

This is my first post here, though I've been browsing the forums a lot and really like the advice that gets given.

Here's my problem – myself and my bloke are moving to London and we're renting a flat through an estate agent. We've already paid our 6 weeks deposit. Yesterday we went to pay the first month's rent plus the agency fee, and sign the contracts. We duly signed, and then wrote the cheque for the balance. Only at this point did the es

  • How long to give a broker?

Q:We recently placed our flat for sale with a local EA and so far have only had two viewings, both of which they setup on the first day, in three weeks. So far the agent has arranged viewings when Im not home and without my knowledge, the receptionist thinks out flat is to let, they havent called me once I always call them…

The area we are in has got around 7 other similar flats for sale, is it possible the area is saturated as the EA states? Should I expect an EA to call me once

  • Need a broker?

Q:To cut a long story short, my girlfriend and I have seen a house that we quite like (from photos and seeing the outside) and its ideally located for us and at a reasonable price. We contacted the estate agent to arrange a viewing a week ago, but they are about as useful as a chocolate teapot. Having rang them 3 times and called in in person, we still had no details of a viewing, so upon walking past the house we saw the current owner. I prompted him that we would like a viewing but the estate

  • Questions to ask the agency if we look at home?

Q:My girlfriend and I are viewing a fully-furnished house (to rent) in Tunbridge Wells later this afternoon, and we've tried to compile a list of questions to ask the estate agent. We've both been renting for the last three years whilst we've been at university, so we're not completely in the dark about what questions we need to ask. Are there any questions that we should ask the estate agent, in addition to those below?
