Am currently in the process of buying my first house and being an excited FTB took the opportunity to have another viewing of the property via the estate agents while the vendor was on holiday. To my surprise there were a number of revelations about the house, including what appeared to be a serious damp problem in part of the cellar that had previously been blocked off with their stuff

Q:Am a FTB and planning to buy a new build flat through shared ownership. Haven't requested a survey yet. The flat comes with a 10 year NHBC guarantee. Should I just go with a home buyers report or something more substantial? and if so how do I set this up? I've arranged a mortgage through Nationwide and I understand they do their own valuation too. Should I be arranging something extra related toa survey here?

Does anyone know what the exchange of contracts actually entails? Is it a physical exchange?
I am a FTB and my solicitor has everything from me, and the seller's solicitor should have eveything from the seller by tomorrow, but I think our solicitor's are quite a way from each other so I was just wondering what the exchange actually is.

The outhouse looks to me to be in good condition (same condition as the house anyway) its also got electricity and water plumbed for a washing machine hence the idea to extend. Suppose I'm buying a £150k house. Say I paid £15k deposit and taken £135k as mortgage.
