Q:Hi all…just had a letter from Burgess Estates the company I think that own the lease to my flat. Ground rent is £35 a year however they have advised me that payment was due on 24th June and remains unpaid. I didnt get a request for this payment this year.

They now want

1. Perusing computer and paper records – £15
2. Obtaining and dealing with office copy entry of leasehold – £25
3. Prep of file and letter – £55
4. Ground Rent – £35

    Q:I purchased my home in April 2000 and at the time it was a leasehold property.

    I currently pay roughly £150-£200 Per annum ground rent.

    A new management company have recently taken on the management for all the properties on the estate where i live and stated that i could purchase the freehold for my home.

    The home is a 3 bed, terraced house (in the middle of a block of four!) and is appx 8 yrs old.

    What do you do to collect the rent ?
    Are there any responsibilities on you?
    Are there any responsibilities on the tennant?
    Do you need to be a Ltd Company?
    Are you guaranteed the full freehold (possession) at the end of term?

    Lets say the cost is 25K and the remaining term is 30 years, and the current value is in the region of 200K ground rent £17 PA

    Q:i wonder can anyone help…i bought my house in march 07 and have just recieved a letter from a company called compton group and they want £100 of me for notice of transfer…i have never heard of having to pay a fee for this or has anyone i have asked……does anyone know i have to pay this?

    Q:Can anyone help?

    I collect ground rent (for an agent) for mine and two adjoining properties.

    Now the invoice, as always, states "Liability for Ground Rent runs with the property irrespective of individual ownership – payment is applied first to any arrears in order of priority".

    The invoice for the three properties is only, believe it or not, £6.30 which I pay then collect from my neighbours.

  • Leasehold Canon Company ? Are they taking the mick ? [ground rent] [insurance policy]

    Q:I have checked with my Management Company about renting out my flat and they have said that their insurance policy does not need to be amended if I rent out my flat but I should tell the Ground Rent people as they may need me to get consent from them to rent it out.

    So I rang the Ground Rent Company and they have said yes I can do it but I need to pay them for their consent ? roughly £100 a year ? Surely they are taking the mick here? I pay my Ground Rent with no delay every time

    Q:I purchased my first home in June 2007 and it's leasehold at a ground rent of £35 per annum with Simarc!!!! Our solicitor advised us to send a cheque for a minimum of £5 to Simarc for "acknowledgement of ownership" to which Simarc returned the cheque and demanded £200 for what they call "Notice of Assignment".   • Someone had contacts with Lady Brook Securities and Ashby Breweries say lease? [ground rent] [breweries]

    Q:Not long moved into our house and at the time no landlord could be found for our 999 lease for the land the house sits on. Now what looks like a very dodgy company are saying they have sent us demands for rent (which they haven't until we got a single reminder shorlty followed by a final notice).

    It's not that i mind paying the rent (only amounts to what should be 70p yearly) it's what else they are going to try and get me to pay that worries me!
