Help – Sellers Inspection Rights Re [insect infestation] [homebuyers report]

Q:Hi – hoping someone can offer advice. We are selling our house – we accepted an offer £20k below asking, and just 12% above what we paid for it 4 years ago. We thought we had been reasonable.     Q:We are in the process of buying a 1930s house and have had a homebuyers report done. It didn't find anything major but did point out a lot of maintenance issues and recommended getting a number of quotes and inspections.

    As there were quite a few roofing issues including an asbestos concrete sheeting roof on a shed which needs removing we are paying for a roof inspection from a company who will deduct the cost off any work we have done.

    Q:I recently had an offer accepted on a property. I had a homebuyers report survey done on the house which showed a number of problems categorised as priority 3 – requiring immediate attention. I have instructed specialist contractors to provide me with quotes for the work which needs doing and am now wanting to re-negotiate on my accepted offer. I have been advised by a friend that any negotiations should now be done through my solicitor rather than the estate agent. Is this correct?

    Q:Our Homebuyers Report suggests we check these on our proposed property purchase. It seems to be common advice which makes me wonder if its a standard proviso if the concrete render is showing early signs off cracking.

    Lets assume its a reasonable suggestion – how much have people ended up paying to have these replaced. Couple of thousand, tens of thousands ? I realise it will depend on wall size etc.

    i didnt know if this was the correct forum to post in but you helped me so much when we bought our house 6 months ago.

    6 months ago we bought our house. We made sure we got a homebuyers report before we decided to buy as the house is quite old. The report came back glowing nothing wrong with the property the only thing they said we could do was some more loft insulation. Great we thought we had bought our dream home.

    Q:Hi there,

    FTB here, in process of buying a 3 bed semi. Had some issues come back on my Homebuyers report that needed a structural engineer to produce a report and am waiting for the report to come through.

    However, the EA let slip the other day that a structural engineer had advised the vendors to have some work done 2 years ago that has not been carried out and that has never been mentioned until the EA let it slip post survey. Not got the full facts on this and the

    Q:We had a homebuyers report carried out on the house we have just bought. Having a good look around it after we moved in we noticed a few things that weren't mentioned in the survey.

    The lintel over the bathroom window appeared to be in three pieces!
    There was a large bulge in the render over the bedroom window
