Q:My husband and I recently put an offer in on a house that needs a total refit. The house was on the market for £115,000 and we offered £111,000 which was accepted by the vendor. Similar houses in a reasonable condition generally fetch around £120,000-£130,000 in the same street. Many thanks to those of you who helped in my post earlier this week about who should pay for what regarding things a homebuyers report has brought back.
The report concluded the property was worth what we're paying, but these are the things the surveyor feels need looking at, and advised further investigation before we exchange contracts.
1) TIMBER DEFECTS : Investigate all sub floor areas, all timbers for wood boring insects/rot by a BWPDA register
Q:Purchasers of our house had one done today, and the EA reckoned the chap was only here for 5 minutes, and so thinks it was just a homebuyers report – he could be wrong of course.
So what exactly do they do for a homebuyers report?
Do they test anything, ie water/electricity/gas?
Do they check for damp, or similar?

3) The current owners have removed both fireplaces the chimneys require capping and venting

Q:Hi, I'm a recent first time buyer, moved in 3 months ago.
A couple of months ago I noticed a damp patch on my living room wall. As the weather got worse and the weeks went on I noticed bits patches in other rooms too.
I've likely got a case of penetrative damp, rain coming through the exterior wall, but as of yet this is unconfirmed.

We are buying a 3 bed semi for £195,300 (original price £199,995), we had a homebuyers report carried out and there a few things that we're not sure of:
-insulation to tanks is inadequate.
-roof has not been wind braced and current trusses are poorly braced, also the end trusses are not properly secured to the walls.
-the felt roof covering the porch and garage is just about at the end of its performance life and that it has already been patch repair
