help – house for sale Gone Wrong

Q:My house sale (and purchase) fell through last month, sadly I am back to the start again with my house back on the market after spending a small fortune on fees and solicitors etc.

We received some post for the new buyers, which they never collected. Curiosity got the better of us and we decided to open the post ? it appears that they had applied for a loan at our address.

We are very concerned that something fraudulent has occurred and could affect our credit rating.

  • Am I liable for compensation arragement when I pull?

    Q:Hello

I was planning on purchasing a house. Had a mortgage offer from Halifax with a product arrangement fee of £599. Anyway, the house sale has fallen through and I won't be exchanging.

I assumed that i wouldnt be liable for the arrangement fee, but just looked at the small print and it says "Product Arrangement Fee which was payable on this application is not refundable. You have asked for this fee to be added to the mortgage".

    Does that mean

  • Vacant possession end?

Q:We have agreed a completion date for our house sale and purchase. Buyers are willling to let our old house to us while we do some works on the new house but it turns out that the rent they are requesting is unreasonable (approx. double the going rate, when they include agents' fees).

The question is: if we can't compromise, what is the legal implication if we simply stayed on after the agreed completion date for a few days (say 7-10)?

  • Withdraw from sale – decorum?

    Q:Hi,

I am currently quite some way down the line with my house sale and am in a chain of several homebuyers/sellers. I have just found out today that one of my close family is very ill and I'm going to have to remain in my current property (I was moving over 200 miles away).

I'm devastated by the thought of pulling the plug on this deal but it looks as though there is no way around it. Is there any way I can soften the blow for my would-be purchasers?? Any advic

  • Selling and buying demand

    Q:More advice please!

Nan is selling her house and has found a bungalow she is buying.

As regards to exchanging contracts and completion, does she exchange and (a few days later ) complete on her house THEN exchange on the bungalow or exchange on both then complete on both?

Trying to make this as stressfree for her as possible, unfortunatly both EA AND sol seem to be dragging their heels. House sale been going on since May and still no date for exchange yet.

  • Beneficiary stopping buy a house?

Q:As you know a relative of mine died last year and one of the beneficiaries can stay in the house, subject to certain conditions.

However a few weeks ago the solicitors acting as executor informed the other benficiaries that she had decided to move out of the house and eventually it was decided that the house was to be sold and the executors were given a choice of 2 EAs to choose from – however nothing it appears seems to have been done about putting it on the market.
