Q:My neighbour but one has recently been granted planning permission. I received no letter from the council and the planning application trail shows that there was no site notice posted, although I think everything else in terms of publication was done.

    Q:Hi, I am currently in process of selling my house. We bought 3 years ago and have made no changes to the house.

    However, the purchaser' solicitor has requested we take indemnity insurance against the garage as there is no planning permission in place and no Covenant consent for the garage.

    The covenant is from when the house was built in 1910 and the garage has been up since 1994. We have been told it will cost between £150 and £200 for this insurance.

    We were just ready to exhange on our house when the buyers solicitors came to us about our extension – it was built pre 1973 so no planning permission or building regs was needed at that time.     We are looking at a property that is currently on the market for £265,000.

    It has previously been sold for £220,000 in January 2007 and planning permission subsequently obtained to add a two storey extension turning it from a 3 bed semi into a 4 bed (with extended kitchen and family room). No further alterations have been made and the property has been empty since Jan 07.
