Please may I ask a few viewpoints on this? We're looking at becoming guarantors of a rented property for my partner's boy etc.
I would like to credit check anyone who I am entering into an agreement with. This genuinely isn't to get backs up. Just that one LA wanted 6-months rent up front, and I'll be damned if I'm giving someone £5k just for the asking. I want to know EXACTLY who they are, and precisely what their financial position is.
Q:bit of a long one this so please bear with me.
Our 2nd 6 month tenancy has just ended at the beginning of this month, and due to the landlord putting the flat up for sale (6 weeks ago) we told the agents we didnt want to extend and that we would be looking to move elsewhere. They were fine with this.

Q:Is it legal on a safety aspect for a landlord to have painted some windows shut so these are not able to be opened for instance in an emergency, not all are painted shut just some of them?

Any advice greatly appreciated, I gave notice on my rented property on May 22nd & was advised by my ea that I would have to pay rent on the property until July 22nd as there is a 2 months notice break in the tenancy. However as the tenancy agreement expires on the 11th July I informed the estate agent that we would be handing the keys back then & would expect no further rent to be charged as the agreement has expired.

Q:We have just moved out of our rented property and the landlady has pointed out a couple of scratches on the leather sofa, i have two small children who climb on the sofa with toys etc.. and the scratches were caused by this, i would say that these were fair, wear & tear but she is saying she disagrees and will get the letting agent to decide. Obviously i don't want to be paying for a new sofa but the scratches are not huge and would not prevent her from renting the property out.
