When do EPCs and run queries ? [epcs] [solicitor]

Q:Property has been on the market since end of March, still no luck. ~Was just wondering, how long is an EPC valid for and also any searches that the Solicitor has done – would rather not have to stump up again for them.

    Q:We have just put an offer in on a house, which was accepted. I went to the estate agents today to show our ID and proof of deposit and whilst there, i asked for the HIP for the property.

    The estate agent refused

    She said i would need to go through my solicitor in order to get it! I was under the impression that they had to provide it free of charge to any buyer (or potential buyer)

    Q:I have asked several questions regarding the selling of our house here and have received lots of valuable information….. and here Iam again asking for you help with the latest episode…………..
    Our buyer (who is buying to let) has held back on exchange of contracts so that he can slowly reduce the agreed price (our solicitor has suggested this as also our estate agent). This he has requested a reduction on 2 occasions and although we accepted both reductions, we stated that he must

    Q:Am selling city centre flat for 80k and accepted 75k

    Buyer came back and has asked to change offer to 80k if I give 5k cashback on completion

    I would end up with the same 75k

    It has something to do with his buy to let mortgage offer and how they work the rentable value out.

    Is this normal and is there any reason not to agree.

    It would all be done via the solicitor so I guess this must be legal.

    Q:hi, if a house has a hips, but solicitor asks for £250 for searches? should this be the case?

    Q:We are due to complete next week. We are the end of the chain with no onward.
    Does the solicitor just take payment out of the money passed up to us or do we have to settle before completion ?

    Q:Hi All
    We are just starting the process of landmine discovery, known as house selling and HIPS
    We organised an estate agent, pictures taken and fee agreed at 1.4% (lowest in town, couldn't get Marcus's figure of 1%)
    The agent suggested that we use a company called XXX to do the organising of the HIP and also the agent had a list of approved solicitors from which we could choose. We did both.

    Q:I have just received a letter from my solicitor asking for me to make an appointment to sign my purchase and sale contracts. Previously when I talked to my solicitor on Thursday I was under the impression they where awaiting a couple of enquiries from the solicitor of the property we are buying.

    Does it mean by them sending this letter that everything has been sorted or are they doing this just for readiness of receving the information.

    Q:We pulled out of a house purchase a few weeks ago. The sellers have found a new buyer and the EA phoned me to ask if we'd like to sell them our searches. Paid probably ￡250 for them, I thought we'd offer them at half price but OH thinks we should ask for more as they're getting them for less than they would have paid anyway.

    Q:Hi everyone,

    Hope someone can help. I received a letter from our solicitor today. We have exchanged contracts and are due to complete on Friday 11 July. The solicitor is 'retaining' ￡10,000 of our money after completion, which is making me a bit twitchy, having never heard of this happening before, and i'm wondering if anyone else has any experience of this?
