Was speaking to an estate agent/solicitor yesterday and they were talking about the number of people in Edinburgh (in this case) who had concluded missives on their new property and of course months later cannot sell their own property.
So, if missives concluded this then gives the seller the right to sue the buyer if they pull out and do not conclude. Does anyone have any experience of this actually happening? If so, sounds like over the next couple of months this is going to

Well the survey is done and the mortgage offer through for the buyers and we are now in a position to exchange. however heres my query having never having done this!!
I phoned my solicitor this morning and she said she has oto wait for the buyers solicitor to contact her. I spoke with the estate agent who has told the buyers to get their solicitor to phone mine!!

The solicitor will hopefully do the exchange this week as we have already paid our deposit to him.
When should my insurance start, exchange or completion date?
Im sure i need the insurance before i can complete, as requested by lender.

Q:I am in the process of purchasing a flat with an existing tenant. the tenancy started in april 2008 and ends in Oct 2008. I am happy to keep the tenant on.
What is the process I need to do? Do I need to issue a new 6-month tenancy or just for the remainder of the existing tenancy? Obviously, I will have to inform the tenancy with my bank details. Can I do this myself or do I need a solicitor to do this?

I have agreed a price on a house which has been on the market for a few weeks.
I have had an email from my solicitor stating that they have requested for the sellers HIP – however the seller is having difficulty in paying for the HIP as well as EA and solicitor's fee's.
Where the hell does that leave me?
If the seller could not afford to pay these fees why on earth did they put the house on the market?
