Q:hi all, me and my partner are currently saving for a deposit for our 1st house together. we currently have 9000 pounds saved and have worked out we will have roughly 20-22000 by this time next year (when we plan to buy)
i was wondering if anyone could give me a rough idea of what fees/costs we will have to pay apart from stamp duty.
just that i have read its around 3000 pounds.

Q:If we're looking to upgrade, and have found a house, where the seller is actually interested in downgrading (live abroad but want a small base in the UK) what are the implications, pros and cons to this?
Could we, for example, drop both houses by £100k say so that the house we're looking at falls into a lower stamp duty bracket? But then Mortgage is sometimes taken out against a deposit versus house price value (does this equate to house price paid?).

I am hoping someone can give me some advice or any experience you may have had with this.
Have been with OH for 8 years, we bought our flat in Surrey in June 07 for £208,000. I paid a 5% deposit of £10,400 plus the stamp duty of £2000.
Basically the relationship is coming to an end I just dont know what the best way forward is. He earns more than me, but he is the one who is going to move out.

Q:I know it sounds weird but some friends of ours are selling their house and we'd like to buy it. It's over the £250k stamp duty and they'd have to drop by £15k to bring it under. It's just come on the market and they have pitched it slightly below current values. I'd like to offer them £249,995 but was wondering if we could pay their EA fees as a sweetener and not fall foul of the stamp duty?

i split with the missus and have secured a mortgage in my name and my dad is paying her off so i could get the mortgage. i am taking her name off the deeds.
will i be liable for stamp duty as my dad is paying her off and claiming a stake in my house – which is all agreed.
the mortgage is for £110000 and value of home is £160000 approx.
our original mortage was £113000 with nationwide, i'm now going to abbey.
Q:… if deposit cheque inc stamp duty has been passed to solicitor, but still awaiting completion date, what is lost if you back out? Obviously you would lose all the solicitors fees, and surveyors cost (because they have done their work regardless) – but what about the stamp duty and deposit?
