Q:My partner and I have decided to hand in notice on our flat. We need to put this in writing and I just wondered if there is a standard formal way of wording the letter, or does it just need to be a short letter confirming the start of the notice period etc? (Our contract is a 12 month AST that runs out on the 29th July, and we've agreed with the LA that our two-month notice period will begin on the 29th July – we aren't getting a new contract so I'm assuming that the AST will go periodic for the two months until September, does this make any difference at all?)
Also, would it be a good idea to send the letter as 'signed for', and do I need to send a copy to the LL as well as the LA?
Thanks for any advice – I don't want to make any mistakes here as our LL is not the easiest of people to get along with!
Just to be on the safe side, I'd send the letter by recorded delivery but not until after 29 June. Your LL could (unlikely I know) issue a notice to quit in 2 months. If he did this before 29th June you would be expected toleave by 29 August rather than the 29th September that you seem to want. This all assumes that your normal rent due date is 29th of the month.

Notice of Termination of Tenancy
Dear Mr. Landlord
I am writing to you to give formal notice that I will be terminating the tenancy agreement we have with you for the property at {fill in address here} on the 29th September 2007, as we agreed in our conversation on the {fill in date here}.
If possible I would appreciate it if you could be there on the day for a check out inspection – during which time you can raise any issues with the state of the flat. I will then expect the return of our deposit within 28 days of us vacating the property. Any deductions must be itemised & supported with evidence.
