Want to rent a private rather than LA [12 months]

Q:Hello,

What would be the best way to persuade our LL to rent to us privately rather than through a LA? We moved in to the flat last August on a six month contract, and have just renewed for another . When this runs out in February next year we would like to rent privately from the LL. This would save over £1,000 a year! And mean that we don't need to be inspected every 3 months!I know that before we moved in he had never used an agent before, and we asked after 4 months to go private he said it was too much hassle regarding the deposit ? any ideas?

We love the flat, and have done some repairs and decorating (removed the shag pile carpet in the bathroom and fitted lino instead!) and cleared out the garden (that had not been touched for about 10 years, since we moved in, my husband is very handy! So it would not be the case that we constantly bug him to sort out problems.

Any ideas??


Fix Your Own Credit In 12 Months Or Less!
A:The £1000 saving could be split between you and the landlord. Your contract will have his name and address on it – just write to him (not yet, wait till you are in your last month or two of the 12 month contract) and explain that you would like to rent directly from him, thus saving you both money.

By that time you will have been there for almost 18 months, and if you have been paying your rent on time and not calling him out over minor matters, he should be happy to trust you, dispose of the letting agent and deal with you direct.

A:We did ask his permission to decorate, but assumed we could replace the broken toilet seat, the broken shower attachment, the broken beading on the glass on the back door, and replace the catch on the side gate without his permission! The £1000 would be the saving of the LL, but we would also save money by not having to pay the LA to renew the contract. His main reason for wanting to use a LA was the deposit scheme, not really sure how this works but now the money has to be protected, is it a pain to do this if you only have 1 rental propery?

A:Don't forget that the LL pays for the "privilege" of using the letting agency, so he wouldn't be paying them for fun if it was easy to do himself!! If there's ever any problem, then no doubt the letting agency will deal with it, rather than the LL having to chase up plumbers, electricians, builders etc…

How come you'd save £1000 a year?

Who would save the 1000 pounds per year? You or the LL?
I presume the LL is using the LA to manage the property.
If this is his decision then he is doing so because he does not want to or cannot manage the rental i.e. fix problems.

I rent out and manage properties privetly but this is not suitable for all LL's

Just bear in mind that you should have an agreement with the LL before you carry out any modification to their property.

You sound (by this post anyway) to be ideal tenants and therefore the LL should try to keep you happy, however you should check with the LL if there are reasons why they prefer to remaing using a LA
