Q:I'll try and make this brief and to the point. May have to sell my house and rent a property. Would have enough equity from my house to pay rent and bills etc for a couple of years before I would have to claim housing benefit. So worst case is my money runs out after a few years,I claim housing benefit and then a year later landlord decides he wants to sell his house. I am unable to work due to disability.
Can anyone tell me what the chances would be for me to then be accepted by another landlord knowing that I am on housing benefit. Main reason for my concern is that I have 3 children and worried about actually becoming homeless when my money has gone and not being able to find a landlord that will take me in.

Yes, I've just moved from somewhere where the list is 20 years and growing – and even "emergencies/top of the list" takes 4 years.
What they would do for a homeless family is stick them in B&B for the max amount of time, then you might be put offered a house 18 miles away, even if you HAD a job in the original place and couldn't drive.
Every area is different.
Towns are better than the countryside. In some places teenagers can get a flat in under 2 years!!! I'd never heard of such a thing.

The House Training Guide.A:I agree with Olly, there are many landlords who are happy to have long term tenants. I was in my last flat for two years (and it was my choice to leave), but my neighbour had been there for ten years!
With regard to Housing Benefit, does the landlord need to know? My landlord didn't know that I claimed as I got the benefit paid to me. Admittedly they never directly asked if I was claiming, not sure what I would have said?! x

And you can find places where you can end up living for years. I ended up in one place for 3 years and my neighbours lived in their house under an AST for about 8 years. There as other friends' I have have lived in a place for a year and the LL decides they want to put the rent up a lot so they've moved.
It's just luck.
Some landlords want long term tenants where they earn a reasonable profit and the house is taken care off, while others just want the maximum money they can get.

House Plant Secrets.A:I doubt whether this will make you feel much better, and you have my sympathy for the situation you are in, but it is unlikely you will be any one place for "a few years". Unless you are in social housing – in which case, HB isn't an issue – most LLs do tenancies of 6 months, 12 months max. The assured shorthold system is a disincentive for having people stay for more than two years. If you can find a property that is outside the commercial system that will be the best thing you can do to protect your interests: once you are in the private system, it will be stacked against you.
