Q: I am interested in buying a home in poor condition with a very large garden.
I to the building and try to abort the plan to obtain, must not be a problem as they have done this in the neighboring property. They have four properties on the plot.
My question is how do I know how much land is worth without planning? Any suggestions please.

It's almost imposible to stick an estimate on a 2 bed bungalow. It depends on (apart from size) your location, your specification and whether you are employing a builder or project managing (I'll assume you're not doing the bare hands stuff!)
You need to work out exactly how many bungalows you're going to get. £220,000k to demolish a house, build two new ones to sell for £500k if you're lucky? You won't get too much change if you employ a builder.
Could you increase the size of the existing house?
I would go to the local planning office (mine have surgeries where you can just drop in) and talk to them about the precedent set by the neighbours and whether you would be likely to acheive similar on this plot. Ask about the required no of parking spaces and garden size required too, see if you can manage.
Without planning permission, the land is worth as much as the present house within it, but you will find people prepared to speculate at more than that if it is as good a proposition as you make out. I certainly would if I got the right sort of noises from planning.
