What to do with the results of the surveys [survey results] [thanks in advance]

Q: Hi,

Weve seen in one house and one offer that was accepted and we went ahead and made a survey has returned with a value of 5K work doing.

Do should we ask the seller to reduce the price or work? How does it work? We do not expect the house to require much cost if we advance our offer.

A:Perhaps you could say what the work is? Surveyors tend to cover themselves so it may be the work doesn't need doing immediately, if at all.

One survey I had suggested the roof was bowing and needed to be replaced which was subsequently shown to be entirely untrue; last year my brother sold his house and the surveyor said the 1st floor chimney breast had been removed, requiring a structural surveyor to investigate further – the chimney breast was still in place – it's my experience that they will highlight any problem, be it real or potential, giving it a significance that isn't always warranted.
