What to offer? what to pay? [rsp] [thanks in advance]

Q:Hi All,

I think after a year and 3 sales that didn't complete I'm finally going to sell my home. I'm interested in the new builds on the link below and would be interested to hear what you think my initial offer shoud be and what I should end up paying.

A:I think I'd be offering somewhere in the low 160's with a view to definitely getting it for under 170. The market in the North West is slow right now (I lived in Warrington until 18 months ago and still have friends there).

New builds usually have plenty of 'fat' in the price and builders are often keen to realise their cash to fund future projects. Also a builder is not going to take a low offer 'personally' they will view every offer on a commercial basis.

Other similar houses went for about £170k back in January and this is within out budget.

A:How expensive is that compared to other similar ( not NB) in the aREA? it does seem expensive? personally i wouldnt even buy it given the new build falls people on here are finding but Id be asking for 150.

what is your budget. why are you going for a new build. or rather is it important to you that it is a new build or do you just like the house.

what are the price for comparable older houses in that area. i.e. what is the markup on a new build.

with these figures in hand, you can get an idea on how overpriced it is or is not and if it is a good deal.

are other houses selling well in that development. if not, you could wrangle a substantial discount. dont be fobbed off by carpets, new kitchen appliances etc. the market is hardly a sellers market. so be prepared to haggle hard and walk away if they dont budge.
