Q:Hi everyone,
We recently moved out of a rented house, run by a letting agency and 2.5 weeks ago the agency emailed me to tell me that the cheques would be sent. After waiting for a week, I emailed to ask where they were and recieved a reply (2 days later) saying that the cheques had been sent and would be with me the next day…… That was nearly a week ago now and the agent has not responded to my email asking him to phone me. He has also not returned any of my friend's phone calls (the other ex tenant).
I am getting really angry now-either the post is taking a very long time to get across London or he is a blatant liar.
Does anyone have any ideas about what we should do?
Any help would be great.

Say that time is now of the essence, and if you do not receive the money by XXXX then you will be taking legal action.
If no response, come back here for further advice on sending a formal "letter before action".
Don't bother sending it recorded delivery but do get proof of posting (free).
If its not too much hassle, the personal touch always works too. Especially if you are as angry as you say Saturday morning would be perfect.
IME emails and phone calls are ignored by any self-respecting a******e.
Cheque arrived that same week. It is good business sense to hang onto the cash for as long as is possible – threatening small claims might do the trick.
