The year 2012… (unless you want to see your new purchase lose value, that is)

A:I thought I'd get in first before the usual mob pile in telling you not to buy

Ask around and try and find a good IFA. They will research the market for you and recommend the most suitable product based on your circumstances.

Please make sure the person really is independant as most banks used tied representatives that only advise on products from certain specific companies.

Many IFAs will work on commission basis for this type of work meaning you don't have to pay them for their time and advice. If you decide to place your business through them, which you would be under no obligation to do, the IFA earns commission from the mortgage company concerned. You could go direct to the mortgage company, but you won't get the mortgae any cheaper – the company will just not pay out any commission. Note some mortgage offers are only available through internediaries – another good reason to choose an IFA.

Good luck with your first house purchase

Edit: Oh well, just pipped to second place by guy, who is making the same recomendation as me.
I expect the rent-a-mob haven't got out of bed yet, but when they do expect a "fools never differ" response.

A:I would advise an Independant financial advisor, who will be able to save you time and effort searching around by only suggesting deals you are likely to be accepted for. They may have access to products not available on the high street.

We had one recommended years ago and find the service excellent, he gives good advice will spend as much time as is needed to fully explain things and is very proactive chasing paperwork to minimise delays.
We did once try and beat a mortgage product he recommended. We could have saved about £10 per year but decided having an expert on our side was well worth having
I often recommend his services to friends, ask yours if there is a good IFA in your area.
