Which means to see through? [early autumn] [ftb]

Q:We want to view a property which is £15,000 over our maximum amount. It has been on the market with one agent since the summer / and has recently gone joint agency.

Which agent should I approach for a viewing bearing in mind that we need a good deal if we are to buy it.

We've accepted an offer on our house from a so I think we're in a good buying position.

A:Bear in mind both are working for the vendor not you and neither will get any commission unless your offer is accepted – on balance why not go with the most responsive?

They aren't listing it elsewhere are they like online?

A:When in a similar position, we used the agent who had been most helpful to us. It happened to be the new agency – the one that had had the house for months hadn't been very quick about sending us out details, following up etc.

I didn't want the lazy agency to be getting the commission and felt the other would be a bit quicker about making calls to the vendor etc.
