Will my house still under warranty? [buying a house] [process of buying a house]

Q:I am in the process of built in 2001. I understand that all new housing built today come with a 10 year NHBC warranty. Will the house I am buying be covered by this? Or is it only in the last few years this has come into practice?

A:Not all houses have an NHBC cover.
Some have an Architect's Certificate. This basically means that the builder (while probably competent) was overlooked by an architect and the whole build was not monitored and checked off to the NHBC standard. Not many of these about, but there's nothing to be scared of if you do find a house has an AC not NHBC cover, just needs further research into it.

But the solicitor will pick up on everything.

And yes, NHBC is pretty useless … or there'd never be those programmes on TV about "New Build Houses From Hell"

Just read your survey and see what's what. But remember, it is the surveyor's job to put the fear of god into you in his report. So don't panic when he lists things … the things might be no problem at all.

However … an NHBC warranty doesn't cover "everything" – is there something particular you're worried about?
